What is included in commercial boiler installation Ohio projects?

The equipment is the easy part. Most of the risk sits in the piping, the venting and the controls around it. We start with a survey of the existing plant: measured heating load, gas service and meter capacity, chimney or sidewall venting, combustion air, electrical service, and what the near boiler piping is actually doing. Boiler rooms across Erie and Huron counties run new equipment on primary piping laid in the 1960s, and a new boiler inherits every fault in it.

A complete scope normally covers:

  • Load calculation, boiler sizing and staging, including domestic hot water
  • Rigging the old unit out of a tight boiler room and the new one in
  • Near boiler piping, pumps, air separation and expansion control
  • Gas train, venting, condensate neutralization and combustion air
  • Controls, outdoor reset and integration with the building automation system
  • System cleaning, water treatment, startup and a written combustion report

Boilers are regulated equipment in this state. Ohio Revised Code Chapter 4104 covers boilers and pressure vessels, and the Ohio Department of Commerce boiler program runs inspection and certificates of operation. New units are built and stamped to the ASME Boiler and Pressure Vessel Code, Section IV for heating boilers and Section I for power boilers. We lay out the installation so the inspector has clean access to the relief valve, the low water cutoff and the controls, and so paperwork is not what delays your heat on date.

Should you repair the boiler or replace it?

Repair is usually right when the pressure vessel is sound and the failure is a burner, a control, a pump or a leaking valve. Replacement earns its cost when you find a cracked section or a failed tube sheet, refractory that will not stay in place, controls nobody supports any more, or a fuel bill that has climbed while the building has not changed. One caution about age: a 40 year old cast iron sectional boiler that was treated and inspected can outlive a 12 year old unit that ran on raw makeup water. Water quality, not the nameplate date, usually decides.

How does a hydronic heating contractor lay out the system?

A hydronic heating contractor earns the fee at the pumps and the piping, not at the boiler nameplate. We look at the distribution first: what supply temperature the terminal units need, what design delta T the system was built around, and whether the existing pumps are riding out at the end of their curve. The layout follows from that, primary and secondary loops or variable primary flow, with air separation and expansion sized for the real water volume in the building.

Hydronic and steam piping inside buildings is installed to ASME B31.9, Building Services Piping, and the energy side of the design follows ANSI/ASHRAE/IES Standard 90.1, which sets minimum equipment efficiency and control requirements for commercial buildings. Freeze protection matters more here than it does downstate: makeup air coils, vestibule units and rooftop piping along the lake shore need glycol, freeze protection controls, or both. Boiler work usually runs beside the rest of a building’s mechanical scope, which we cover under commercial plumbing and HVAC and industrial HVAC.

What makes a school boiler replacement work in a summer shutdown?

A school boiler replacement is a schedule problem in mechanical clothing. The window opens when the last bus leaves in June and closes when teachers come back in August, and there is no second window. We build the schedule backward from the heat on date: submittals and equipment lead times first, then demolition, rigging, piping, electrical, controls, water treatment, balancing, and a documented startup with district staff in the room.

Prefabrication helps. Welding a header in our Huron shop instead of over a finished gym floor cuts site hours and hot work inside an occupied building. Is a condensing boiler retrofit worth it on the lake shore?

A condensing boiler retrofit pays off when the return water can stay cold. A condensing boiler only condenses, and only reaches its high efficiency, when return water comes back below roughly 130 F. Buildings with generously sized old radiation, fin tube or air handling coils are strong candidates, because an outdoor reset schedule can hold supply temperature down through most of the heating season and still keep the space comfortable. Buildings running high temperature unit heaters at design flow are weak candidates, and we say so before anyone orders equipment.

Two other items belong in the decision. Condensate from a condensing boiler is acidic and needs neutralization before it reaches the drain. And efficiency ratings are easier to compare on the certified model lists published by ENERGY STAR than in manufacturer literature. Around Huron and Sandusky the heating season runs long and the lake keeps spring nights cold, so two or three points of seasonal efficiency on a large plant is real money.

How long does a commercial boiler replacement take?

A single boiler swap with reusable near boiler piping often runs two to three weeks from delivery to startup. A full plant with new headers, pumps, venting and controls runs six to ten weeks of field work. Equipment lead time, not labor, is usually the long pole, so we order early and build the schedule backward from your heat on date.

Does Ohio require an inspection on a new commercial boiler?

Yes. Boilers and pressure vessels fall under Ohio Revised Code Chapter 4104, and the Ohio Department of Commerce Division of Industrial Compliance administers the inspection program and issues certificates of operation. We lay out the installation so the inspector has clear access to the relief valve, the low water cutoff and the controls at the walkthrough.

Can you replace a school boiler over summer break?

That is the normal window and we plan for it. Demolition starts once the building empties, headers are prefabricated in our Huron shop to cut hot work on site, and startup and balancing finish before staff return. The schedule is built backward from the first day heat is needed, with submittals and equipment orders placed months ahead.

Is a condensing boiler always more efficient than what I have?

Only if the return water stays cold. A condensing boiler reaches its rated efficiency when return water comes back below roughly 130 F, which needs generously sized radiation or coils plus an outdoor reset schedule. In a building full of high temperature unit heaters, a well tuned non condensing boiler can be the better buy. We check the distribution first.

Do you service steam boilers as well as hot water systems?

Yes. We work on steam and hot water plants, including traps, condensate return, feedwater equipment, deaerators and near boiler piping. Many older schools, churches and plants in Erie and Huron counties still run steam, and much of the savings there comes from trap surveys and condensate recovery rather than new equipment.
